We provide modern, high-quality, and sustainable spaces in some of London's most lively areas. These facilities and their connecting spaces are crafted to promote community wellbeing and adapt to changing work patterns.

Retail & Fulfillment

In the retail landscape, we have expanded our approach to encompass fulfillment, capitalizing on our strong position in premium out-of-town retail parks. These parks are essential for retailers' fulfillment strategies, complemented by our investment in urban logistics, particularly in London.

Our London Campuses

We proudly operate three vibrant London campuses: Broadgate, Regent’s Place, and Paddington Central, all located in some of the city’s most exciting neighborhoods. These campuses make up 66.0% of our portfolio, providing well-connected, high-quality environments that foster innovation, collaboration, and creativity. A fourth campus is under development at Canada Water.

Retail & Fulfillment Portfolio

Our retail holdings emphasize out-of-town parks that cater to the rise in convenience, online shopping, and last-mile delivery, further supported by our growing urban logistics initiatives. Our shopping centers include both open-air and traditional covered malls, with retail representing 28.4% of our portfolio.

Development Initiatives

Development is a key aspect of our operations, driving sustainable value and long-term growth, integral to our investment approach. Our most significant project is at Canada Water, where we are creating a 53-acre urban center in London that will feature a blend of commercial, retail, public, and leisure spaces, as well as up to 3,000 residential units.

Our strong performance in sustainability is reflected in our consistent high rankings in ESG indices, including an 11-year streak of 5-star ratings in the Global Real Estate Sustainability Benchmark (GRESB) and an AAA rating in MSCI.
