Why is the property market moving online?

The most part of property developers and real estate agents, financial brokers and banks, property management companies and landlords have been actively moving their activities online over the last ten years.

Listings databases, digital customer services, remote transactions and e-documents with e-signatures are being created to save time and expenses by eliminating offline meetings and simplifying the procedures. Furthermore, the Covid-19 pandemic has given a strong impetus to the development of such technologies.

The ability to see in one place the project, its presentation and all documentation is a definite advantage. Everything can be accompanied by a virtual viewing and online meetings with specialists ready to answer all your questions. It’s normal now to have documents delivered by courier or even signed online as well.
But can an entire property transaction go in an online format? There are still legal restrictions and rules that do not allow to verify customer identity remotely in many countries. That’s why this doesn’t usually work without a personal visit to the bank or to the Notary. The loan agreement also must be completed in person. And in case the property is purchased through an escrow account, even several visits to the bank will be required.

Increasing numbers of transactions completed remotely allow oversea buyers to get into the new markets and discover more destinations. Talking about the luxury segment and premium housing we can confirm that investors have now turned their attention to previously less popular areas. As a result, in Spain from April to June 2020 there were 41% fewer deals rather than in 2019, within just a 10% share of foreign buyers.
