Our campuses offer contemporary, top-tier, and sustainable spaces in some of London's most vibrant locations. These buildings, along with the spaces connecting them, are designed to enhance community wellbeing and align with evolving work habits.

Retail & Fulfillment

In the retail sector, we've broadened our strategy to include fulfillment, leveraging our leading position in premium, out-of-town retail parks. These parks play a crucial role in retailers' fulfillment strategies, complemented by our development-focused investments in urban logistics, primarily within London.

Our London Campuses

We boast three dynamic London campuses: Broadgate, Regent’s Place, and Paddington Central, situated in some of the city's most thrilling districts. These campuses account for 66.0% of our portfolio, offering well-connected, high-quality environments that nurture innovation, collaboration, and creativity. A fourth campus is underway at Canada Water.

Retail & Fulfillment Portfolio

Our retail assets focus on out-of-town parks that align with the growth in convenience, online shopping, and last-mile delivery. This is further supported by our emerging urban logistics business. Our shopping centers include both open-air and traditional covered malls, with retail making up 28.4% of our portfolio.

Development Initiatives

Development is a cornerstone of our operations, driving long-term sustainable value and growth, and forming a key part of our investment strategy. Our most notable venture is at Canada Water, where we're developing a 53-acre urban center for London, featuring a mix of commercial, retail, public, and leisure spaces, along with up to 3,000 homes.

Our developments are designed to meet high sustainability standards, becoming integral parts of local communities, creating skill development and employment opportunities, and promoting wellbeing. Our strong sustainability performance is evidenced by consistent high rankings in ESG indices, such as an 11-year streak of 5-star ratings in the Global Real Estate Sustainability Benchmark (GRESB) and an AAA rating in MSCI.
