Project Overview
In 2016, Westminster City Council approved historic plans for this site. However, these plans were not executed, leading to the marketing of the properties for sale.
In June 2021, the joint owners acquired the hotel along with adjacent residences located at 36-37 Hertford Street and 16-17 Market Mews.
Current Condition
The existing hotel building is in poor condition, failing to meet current sustainability standards, and its interior does not align with modern expectations for a high-quality hotel in such a prestigious area.
Revitalization Plans
Collaborating with the award-winning architects Buckley Gray Yeoman, we see this as a chance to rejuvenate these properties.
Planning Application Status
We are pleased to update you on the plans for the former Park Lane Mews Hotel and the related residences. Over the summer, we conducted a public consultation to present our proposals and gather community feedback. This process yielded positive interest and constructive discussions with both local residents and businesses.
Our proposals have evolved post-consultation, with several iterations made to the massing to protect the amenities of neighboring residents and businesses to the greatest extent possible.
Community Feedback and Revisions
In response to discussions with neighbors and the Council, our plans now include relocating plant equipment inside the building, resulting in a 1.85-meter reduction from the plans presented during our consultation. The revised design features a contemporary two-story extension on the fifth and sixth floors, set back to respect neighboring amenities, adding one additional floor to the existing structure.
After engaging productively with residents, local stakeholders, and the Council, we have submitted a planning application to Westminster City Council, and we anticipate a decision in the coming months.
