Residential Vision for Wanstead High Street
Located in the central area of London's Redbridge Borough, the proposed redevelopment project at 28-30 Wanstead High Street aims to convert a currently vacant lot into an eco-conscious residential and communal environment. Set to be completed by Spring 2025, this initiative seeks to meet local housing needs while enhancing the area's green spaces.
The development features a four-story building with a recessed top floor housing 24 residential units, including nine one-bedroom apartments, eleven two-bedroom apartments, and four three-bedroom apartments. At least 35% of the residential units will be designated as affordable housing, ensuring broader accessibility for potential buyers.
Each apartment will boast a private balcony, promoting a pleasant living atmosphere. The property will be largely car-free, with the exception of a designated handicap parking spot, and will offer 66 bicycle storage units to encourage environmentally friendly transportation. The use of solar panels and biodiverse green roofs further highlights the project's commitment to sustainability.
A Mixed-Use Community Space
Beyond residential units, the development will include a ground-floor daycare center, projected to create around 40 full-time positions. This facility will serve local families and foster community engagement along Wanstead High Street. Separate access points for residents and daycare attendees will ensure security and convenience for both groups.
To facilitate efficient service operations, a new loading dock will be constructed along the High Street. Waste management will be streamlined with enclosed refuse storage areas for both residential and commercial use, promoting cleanliness and operational efficiency. Accessibility will be improved with dedicated paths connecting the handicap parking area to the main entrances.
Focus on Public Space and Sustainability
Over 50% of the site will be allocated to an extension of Christ Church Green, significantly increasing public open space. Three distinct landscaping designs—Formal Parkland, Community Gardens, and Nature Trails—will be developed with input from residents to create a final design that reflects community preferences. Additionally, a 190m² public playground will be available for children aged 0-17, designed with permeable surfaces to protect tree roots and separate from daycare facilities.
The project will maintain mature trees around the perimeter of the site, providing a sense of continuity and natural enclosure. Wildlife-friendly planting, rain gardens, and native hedgerows will enhance the ecological integrity of the property, contributing to biodiversity and climate resilience within the borough.
