For the past two years, Hadley's design team has collaborated with Tower Hamlets Council, local residents, and community organizations to develop a proposal for a mixed-use project at Blackwall Yard in Poplar.
Just a short stroll from East India DLR Station, Blackwall Yard is set to transform from an underutilized private car park into a vibrant riverside neighborhood.
Submitted to the Council in December 2020, the development plans promise 898 new homes, with 35% designated as affordable housing. The site will include a two-form primary school, a community hub, and spaces for a café, pub, and grocery store, all centered around a public square and green spaces for both residents and visitors.
The Thames Path, closed for numerous years, will be reopened. The historic graving dock, formerly filled in as shipbuilding declined, will be revitalized into an amphitheater-style garden and outdoor swimming pool. New pedestrian and cycling paths will connect the buildings to the riverfront.
This development aims to deliver significant environmental, economic, and social benefits, aligning with Tower Hamlets' vision of a green, safe, and cohesive borough.
Our plans also feature a new two-form primary school within the development, serving young children in Poplar and neighboring areas.
Central to Blackwall Yard is the historic Grade II-listed dock, transformed into an outdoor swimming area. A new pub and restaurant on the riverfront will offer stunning views of the Thames and docklands.
The historic graving dock will sit in front of the new community hub, promoting sustainable travel with innovative shared mobility services for low-carbon vehicle rental and storage.
The pier will host a new riverbus station at Blackwall Yard, providing panoramic river views and a rapid, frequent riverbus service for East London residents.
Public seating areas will offer framed views of the Thames and the O2 Arena, visible from the Thames Path, which is reopening to the public after nearly 30 years.
